Seller's Need Home Inspections

You should always have a professional home inspection when you're buying or selling a home.  A home inspector evaluates the structure of the house, and gives feedback about other systems such as the roof, plumbing, electrical system, heating and air conditioning units, insulation, doors, windows and more. 

 

An inspection is important if you are buying a home because you need to know exactly what you are getting.  The inspection will reveal any hidden problems.  You should require an inspection at the time you make a formal offer.  You need to make sure the contract has an inspection contingency and hire your own inspector and pay close attention to the inspection report.

 

You also want to have a home inspection as a seller so that you can find any hidden problems and fix them before your home goes on the market.  Almost all contracts include the condition that the contract is contingent upon completion of satisfactory inspection.  Almost all buyers will insist that a home inspection be done by an inspector that they hire.  Surprise problems found by the buyers inspector will cause delays in closing, cause you to pay for repairs at the last minute or will cause you to take a lower price for your home.

 

There are many styles of inspection reports.  Some reports are delivered on site and some may take as long as six day for delivery.  The most important part is that the descriptions given are very detailed.  "Good", "Fair" and "Poor" are very vague.  They don't give the homeowner any idea of what is wrong.  Reports should be as descriptive as possible.  They should be very exact so you know exactly what to fix.  We recommend that you accompany your inspector through the entire inspection if possible.
