Why Your Home Maybe Hasn't Sold

The most common reason your home is not selling is because your price is too high.  Even if you do get an offer for the high asking price, the deal may fall through before closing because the buyer may have problems getting financed.  Your home is competing against other homes and what buyers are willing to pay will determine the final sales price.

 

The condition of your home can also be a reason why it won't sell.  Your home is competing with many other homes.  The more appealing you can make your house, the better chance you have for a quick sale.  The best bang for your buck in improving your home is paint and flooring.

 

The oldest cliche in the world still rings true - location, location, location.  Things that can affect how desirable your homes location is include: how good the schools are, crime rates, visual appeal of the neighborhood, noise and the smell of pollution.  The only way to overcome these obstacles is by lowering the price.  An identical home in a bad location won't sell for as much as the same home in a better location.

 

Make sure your real estate agent is using various marketing tools.  Your home needs to be found easily on the internet and a virtual tour is also great for marketing.  Also, running ads in the local newspaper and real estate publications will help in the sale of your home.  Make sure your agent is using all tools available to them or you will have trouble selling your home.  Some agents may even run television and radio ads.  If all your agent has done is list your home with the local MLS and put a sign in your yard, they haven't done enough to effectively market your home.

 

Another reason your home may not sell may be because the market is too slow.  This means that there are too many homes for sale and not enough buyers. There are several things that you can do.  The most effective thing is to lower the selling price.  Buyers are expecting to find bargains during a slow market.  You can also offer to pay some concessions to sway a buyer with a low amount of cash.  Your best bet is to wait it out if possible.
